What is a Manufactured Home?
Manufactured Homes are residential dwellings that are built in a factory on an assembly line. As they move along the assembly line, protected from weather conditons, they are supervised by Quality Control personel. Finished sections are covered and shipped to your home site where they are assembled on a pre-made foundation, and completed by our builders. Once assembled, the Manufactured Home is ready to move into.

This whole process, from the day you order your Manufactured Home to delivery and assembly, takes as little as 8 weeks, with the UMH 8 Week Advantage.

How long does it take to build a Manufactured Home?
It typically takes about 1-2 weeks to build a Manufactured Home, depending on the model, style and features you order. Since manufactured homes are built indoors, protected from the weather, there are no delays in completing your new home. Once delivered, it usually takes us about 2 to 4 weeks to assemble and complete the home on site. Once complete, you can move in and enjoy your New Manufactured Home.

What does the term "Manufactured Home" mean?
When we use the term "Manufactured Home", we are speaking generally about both Modular and Mobile Homes. Manufactured Homes are any dwelling that is constructed off-site and then delivered in one or more sections, to be assembled at a predestined location (On-Site).

In constrast, Site-Built Homes are dwellings, whose materials are delivered built On-Site.

What's the difference between a Modular Home and a Mobile Home?
The main difference between Modular and Mobile Homes are construction standards, materials and foundations.

Modular Homes with truss floors are typically designed to go on a basement or foundation, whereas Mobile Homes on a steel frame are typically set on concrete blocking piers or sono tubes (cement pylons).

Modular Homes are built to Canadian Standards Association A-277 (Canadian National Building Code). These Standard Specs include engineered floor trusses, 2 x 6 exterior walls, 8' ceilings and primed and painted drywall.

Mobile Homes are manufactured to Canadian Standards Association Z-240. Standard Specs include 2 x 8 floor joists on a steel frame, 2 x 6 exterior walls, 7 ½' ceilings, and gypsum paneling.

However, Mobile Homes can be upgraded to the Modular Home's Canadian Standards Association A-277 Building Code.

Don't all Manufactured Homes look alike?
No. Manufactured Homes do not look alike. Aside from the variety of features and options available to suit your tastes, Manufacturers use specialize computer programs to design your home, based on the style and options you select. And unless you are there to see it assembled on site, you probably would not be able to tell whether it is a Manufactured or site-built home.

Will banks finance a Modular Home?

Can I save money by building a Modular Home?
Yes, you can save money by building a Modular Home. Typically, construction costs for Modular Homes are less per square foot then they would be for a site-built home of similar size and style (25% - 30% lower). Additionally, Manufactured Homes offer other cost saving features that may not be available with site built homes. For example, Manufactured Homes are engineered for energy efficiency, helping to reduce your overall heating and cooling costs. Maximizing usable space also helps to avoid heating or cooling the unused areas of the home.

Our homes are also delivered and ready to move into in as little as 8 weeks, much sooner than site-built homes. With site-built homes, Contractors may have conflicting schedules and seasonal limitations. In these cases, you would be waiting for your site-built home to be completed and suffering "out-of-home" expenses, whether it be temporary accommodations, utilities, additional mortgage fees, or rent/lease payments.
